How do I figure out which type of mortgage is best for me?  Forget what everybody is selling and pushing at you.  Before figuring out what type of loan is best for you, first is for you to figure out your financial plans, near term and intermediate. 
Some of the factors you have to consider is how long do you expect to stay in your home, when do you plan to retire and what is your expected future income.  These are just a few of the factors you must consider before choosing the mortgage loan product that best fits your financial plan. 

How to figure out closing costs and interest rates?  When it comes to the decision of buying down a lower interest rate for a lower monthly payment or upfront less costs, you must calculate the Net Present Value of the cashflow over the time duration of the loan or expected time period of the loan.  This is also a must in determining if it is cost beneficial to refinance at anytime. 

Regarding refinncing, this is also beneficial in calculating the true break even point for payback of your refinancing costs.  Many loan sales peolple simply multiply the first month saving or cost by the outstanding months of the loan to show the difference.  This is not accurate because of time value of money.  Simply multiply the added or lowerd monthly payments by the term of the loan does not give you an apples to apples comparison of upfront costs.

Governor Jim Gibbons announced the launch of a website to assist Nevada homeowners who may be facing foreclosure.  The website, www.foreclosurehelp.nv.gov/, is being billed as a comprehensive resource designed to help  borrowers make informed decisions about mortgage payments.  "This website will serve as a one-stop location online where consumers can obtain information regarding foreclosure, including whom to call for specific help," said Governor Gibbons.   "Those who are at risk of foreclosure must act now."
